Upper Claremont Freehold Property Report: Year to 31 December 2013

Reported final sales of residential homes for the year ended 31 December 2013 totalled R160 647 600 (31 properties). For the 2012 year the figure was R267 742 000 (57 properties).

The average selling price achieved in 2013 was R5 182 181 (2012:R4 697 228), an increase of 10%.
The median i.e. middle price in 2013 was R5 300 000 (2012:R4 160 000).

Selling prices achieved in 2013 were, on average, 91% of asking prices, compared with 92% in 2012. Properties took, on average, 233 days (2012:107 days) to sell in 2013.

The highest selling price achieved in 2013 was R16 729 600 and the lowest selling price achieved was R1 400 000.

The number of properties sold in 2013, across the different price bands, is as follows:
